Does It Matter Where The Tower Is?

If your cell phone tower is in the United States, it doesn’t matter if the cell phone tower is on top of a supermarket, an empty office building, in the middle of the desert or something else, our buyer treats this as a standalone low risk infrastructure asset and can pay accordingly.

Is Your Buyer Buying Ownership Of The Underlying Property or Just The Lease?

Our buyer is not purchasing your property, rather the right to use your property for wireless communications, which is an easement right. An assignment of your lease will give them the ability to receive future rents. You’ll still be the owner of the land. The easement & assignment lets them take the rent from the lease and put on new tenants or renew existing ones but it doesn’t make them the owner.

What If I Have A Mortgage On My Property?

If you have a mortgage on your property, please let us know! We will prepare a document called an SNDA requesting your lender’s consent to the transaction. Once all documents are agreed to and the SNDA (if necessary) has been signed, and we have confirmed that there are no liens that need to be removed, or title issues to be corrected, we will schedule the closing.

What Happens If I Sell My Property?

Our buyer’s easement will not prevent you from selling your property. The easement simply passes to the next owner.

What Happens If The Cell Phone Company Doesn’t Renew The Lease?

Our buyer takes over contract renewal and risk, i.e. if contract doesn’t renew it’s on us, you don’t have to give back any money.

How Long Does It Take To Close A Transaction?

It can be as fast as 5 - 6 weeks, but we’ll give you a price a lot faster than that.

What Information Do You Need?

A copy of the lease and any/all amendments, recent rent checks and some basic information, if available on the property/location (space available, other tenants, etc…)
